How much can I raise rent in DC — and when can I serve the notice?

Most 4–20 unit owners discover mistakes only when lenders, buyers, or tenants challenge rent histories. UMA’s audit identifies and corrects rent control risks before they erode income or building value.

Common Pitfalls

  • Unfiled exemptions or outdated registrations
  • Incorrect CPI adjustments (annual cap: CPI‑W + 2%, max 10%)
  • Hardship petitions filed incorrectly
  • Tenant communication gaps
  • Rent history inconsistencies affecting valuation and compliance

Notice Requirements in DC

  • 60 days’ written notice required before a rent increase takes effect
  • Effective date: first rent due date more than 60 days after notice is served
  • Frequency: only once every 12 months per unit
  • Timing: no fixed month — depends on last increase and lease cycle
  • Special cap: elderly/disabled tenants limited to CPI‑W, Social Security COLA, or 5% (whichever is lowest)

Rent control errors don’t show up until it’s too late — when equity gets chipped away. UMA exists so you never feel blindsided.
